Project Overview

Resin Me Epoxy completed approximately 300 m² of commercial concrete grinding and mechanical surface preparation inside a luxury car rental premises in Parramatta, NSW 2150. The existing slab had to be prepared before the tiling contractor could begin the new showroom floor installation.

This was substrate preparation, not a cosmetic grind. Our job was to remove weak and contaminated surface material, open the concrete and produce a cleaner, more consistent mechanical profile for the tile adhesive. We completed the grinding scope and handed the floor over for the next trade; Resin Me Epoxy did not install the tiles.

Concrete Grinding Scope

The 300 m² floor ran through an active commercial fit-out area with open showroom space, wall perimeters and detailed sections that could not all be treated with the same machine position. Before grinding, we inspected the accessible slab and organised the work area so the grinder, power leads and extraction hoses could move through the premises without repeatedly crossing completed passes.

The scope was to mechanically remove the weaker surface layer and contamination that could interfere with the following flooring stage. Grinding also helped reduce the remaining surface laitance and inconsistent patches left by the former floor condition. We were preparing the concrete to accept the tiling contractor’s specified system, rather than trying to create a polished or decorative finish.

3-Phase Concrete Grinding with Redi Lock Diamond Tooling

We used a professional 3-phase planetary floor grinder across the main open areas. A machine of this type provides the weight, power and working width needed to treat a commercial slab methodically. It also allows the operator to maintain controlled, overlapping passes instead of relying on light spot grinding over a large floor.

Redi Lock diamond tooling was fitted to mechanically cut the concrete surface. The tooling was selected for the actual slab condition and the preparation outcome required before tiling. As the work progressed, we watched the cutting response, the material being removed and the consistency between adjoining passes. This practical checking is important because an existing slab can vary across the same tenancy.

How We Prepared the 300 m² Concrete Floor

1. Site Assessment

We began by checking the accessible floor condition, perimeter areas and the route required for the grinding equipment. The assessment helped us identify where the main planetary grinder could work efficiently and where smaller equipment would be needed. We also considered the handover requirement: a mechanically prepared concrete substrate for the next tiled flooring stage.

2. Commercial Grinding Setup

The 3-phase grinder was set up with connected industrial dust extraction. Power leads and vacuum hoses were managed through the work zone as the machine advanced. Concrete grinding creates fine airborne material, so the work was completed as a dust-controlled process, with extraction operating at the grinder and routine cleaning carried out as the job moved forward.

3. Mechanical Diamond Grinding

We worked across the open areas in controlled, overlapping passes. The Redi Lock diamond tooling cut through the weak and contaminated surface material and opened the slab. Rather than rushing isolated sections, we checked the floor after each working area and continued until the prepared surface showed a reasonably consistent mechanical profile across adjoining passes.

The purpose was not to make the concrete look polished or perfectly uniform in colour. Older slabs can retain visual variation after preparation. What mattered for this scope was removing material that was physically affecting the surface and leaving the tiling contractor with a clean, mechanically treated base.

4. Edges and Detailed Areas

The large planetary grinder could not reach tight to every wall line, doorway and fixed perimeter. We prepared the accessible edge and detailed sections separately with appropriately sized grinding equipment. Bringing those areas into the same preparation scope reduced obvious untreated borders and helped maintain continuity between the main floor passes and the perimeter.

5. Cleaning and Final Preparation

As grinding progressed, loose dust and debris were removed so we could inspect the concrete rather than judge it through a layer of grinding residue. Once the mechanical work was complete, the floor received a final vacuum clean. This left a clearer substrate for the incoming tiling contractor to assess and continue with the specified installation process.

6. Ready for Tile Installation

At handover, approximately 300 m² of concrete had been mechanically ground and cleaned as part of the agreed preparation scope. The slab was ready for the next trade to complete its own checks and install the specified tiled flooring system. Final adhesive selection, moisture assessment and installation requirements remained the responsibility of the tiling contractor and product manufacturer.

Why the Slab Needed Grinding Before Tiling

Tile adhesive performs best when it is applied to a sound substrate prepared to suit the specified system. A smooth, contaminated or weak concrete surface can limit the adhesive’s contact with the slab. Mechanical grinding physically cuts the surface instead of relying only on washing or chemical cleaning. For this Parramatta project, grinding removed the affected surface material and produced a more suitable profile for the following installation.

That distinction matters on commercial work. Covering an unprepared slab may hide the condition temporarily, but it does not correct weak material at the bond line. The tiling contractor still needs to follow the adhesive manufacturer’s preparation, moisture and application requirements before installation.

Commercial Floor Prepared for the Next Stage

The completed work left the luxury vehicle premises with approximately 300 m² of mechanically prepared concrete ready for the tiling stage. The main floor, accessible edges and detailed areas were ground within the confirmed scope, while connected dust extraction and final vacuuming helped keep the process controlled inside the commercial building.

Resin Me Epoxy’s role finished with the prepared substrate. We did not claim the floor as levelled, polished or tiled, and we did not install the final showroom flooring. The result was a practical handover for the tiling contractor: an opened, cleaned and more consistent concrete surface on which to continue the specified system.
