Project Overview
Resin Me Epoxy completed 2,000 m² of commercial floor preparation inside a Sydney CBD tenancy. Approximately 1,000 m² was covered in old carpet adhesive, while the remaining 1,000 m² consisted of existing polished concrete that needed to be mechanically ground before the incoming occupier could begin its new fit-out.
The carpet glue was not a straightforward dry removal. As the floor and tooling warmed under friction, sections of the adhesive became tacky, smeared across the concrete and started loading the grinding tools. We changed the removal approach and selected PCD tooling for the bulk adhesive before completing further grinding passes to reduce the remaining residue and improve surface consistency.

This was not a decorative polished-concrete installation. We mechanically altered the existing finishes for the incoming occupier’s fit-out, using different tooling and grinding approaches for the two floor conditions.
The Main Challenge: Sticky Carpet Adhesive
Old carpet adhesive can react differently across the same slab. On this project, some sections remained relatively firm while other areas softened as grinding friction generated heat. Once the glue became tacky, it smeared instead of breaking away cleanly and began loading conventional grinding segments. Continuing with the same setup would have reduced cutting performance and repeatedly moved adhesive around the floor.
We selected the tooling around the glue’s behaviour. Adhesive staining and material still bonded to the concrete are not always the same thing, so we judged the floor by its condition after each pass.
How We Removed 1,000 m² of Carpet Glue
1. Initial Floor Inspection and Test Grinding
We assessed the existing floor and completed test passes before committing to one removal setup across the area. The tests showed how strongly the adhesive was bonded, whether it stayed brittle or became tacky, how quickly it loaded the tooling and how aggressively the surface could be treated without unnecessary damage to the concrete.
2. Bulk Adhesive Removal Using PCD Tooling
Polycrystalline diamond, commonly referred to as PCD, uses an aggressive cutting and scraping action suited to bonded adhesives and coatings. We used PCD tooling where the sticky carpet glue was making standard grinding inefficient. It broke through the main adhesive layer and allowed us to remove the bulk material across the open areas with commercial floor grinders.
3. Managing Sticky Glue and Tool Build-Up
We monitored the glue during each pass and adjusted the sequence when material softened or accumulated. Controlled, overlapping passes helped us avoid repeatedly running over the same sticky material, while regular visual checks showed where the adhesive was still bonded and where the concrete had been exposed.
4. Residual Adhesive Removal and Refinement Grinding
After the bulk glue was removed, we changed from aggressive removal tooling to suitable grinding tools for additional mechanical passes. These passes reduced remaining adhesive residue, removed loose contamination, refined heavy tooling marks where required and improved consistency between adjoining work areas.
The result was a mechanically prepared concrete surface for the following fit-out works. The incoming flooring contractor still needs to follow the specified product manufacturer’s preparation, moisture-testing and installation requirements.
Grinding 1,000 m² of Existing Polished Concrete
The second half of the tenancy had a different substrate condition. The existing polished concrete was dense and smooth compared with the adhesive-covered area, so we mechanically ground it to remove the sheen, cut through surface contamination and open the previously polished surface.
This work altered the surface and produced greater consistency between adjoining areas for the next specified flooring stage. This part of the project involved grinding an existing polished-concrete floor. It was not a new mechanical-polishing installation. Edge Work and Detailed Areas
Large commercial grinders cannot reach every perimeter, doorway, wall junction or section beside the glazing. We prepared the accessible edge and detailed areas separately with appropriately sized grinding equipment. This reduced obvious untreated borders between the main grinding passes and the perimeter without claiming work in areas outside the confirmed scope.
Dust Control and Site Management
Connected industrial H-Class dust extraction was used during the mechanical preparation. Extraction hoses were managed across the work zone, and we monitored and cleaned the area as grinding progressed. This was dust-controlled work, not dust-free work, which is an important distinction inside an occupied Sydney CBD building environment.
After the grinding scope was complete, the floor was industrially vacuumed before handover. This removed loose grinding dust and debris so the tenancy could be reviewed and the incoming fit-out team could continue with the next specified works.
Project Outcome
At completion, approximately 1,000 m² of carpet adhesive had been mechanically removed and refined, while a separate 1,000 m² area of existing polished concrete had been ground as part of the agreed floor-preparation scope. The entire 2,000 m² tenancy was then vacuum cleaned and handed over as a mechanically prepared substrate for the incoming occupier and fit-out team to continue with the next specified works.
